1. Lessee will provide a copy of employment letter and
proof of income;

2. Lessee is informed that sub-leasing is not permitted
without the written consent of the landlord, the condo is
non-smoking and pets are not allowed;

3. Any expenses related to normal wear and tear repairs and
maintenance below the amount of $250 is borne by the lessee
and any amount above $250 is borne by the lessor;

4.. The lessor is not responsible for repairing damages in
the condo or paying any penalties imposed by the building
administration, that are caused by the tenant or the
tenant's family and guests;

5. The lessee is not allowed to do any aesthetic
modifications of the premises. Any holes will be patched
and painted prior to departure;

6. The Lessee is responsible to maintain the condo in a
clean and habitable manner throughout the lease term. The
condo must be in the same condition as prior to the
occupation. The Lessee is responsible to clean the property
prior to his departure, cleaning includes all kitchen
appliances, washer/ dryer, and all floors shall be in the
same condition as prior to the occupation (except for
normal wear and tear);

7. Lessee will pay rent by e-transfer, or bank transfer
every 1st of each month;

8. On or before moving, the lessee must provide liability
insurance in the amount of 2 million dollars which must be
valid for the duration of the lease as well as the Hydro
Failure to provide a copy of the valid insurance and Hydro
account will delay the moving date without any monetary
compensation to the lessee;

9. All costs requested by the building association, and
related to the move-in/out shall be at the lessee's expense;
