- Lessee must obtain a civil liability insurance policy
with a minimum coverage of $5M and a copy must be given
to the landlord when signing the lease;
- proof of employment (Human Resources letter);
- current and previous landlord references (if can be
provided);
- proof of identity;
- non smoking unit;
- only pets approved by the Owner will be accepted;
- Lessee will not be able to paint the unit without the
permission of the owner;
- Lessee will be responsible for any minor repairs up to
Three Hundred fifty Dollars ($350) and Lessor will be
responsible for any repairs over 350,00$.
- Lessee will remit a security deposit to the Lessor at
the signature of lease. Security deposit shall be in the
amount of tow month lease and will be remitted to Lessor at
the end of lease after a walk through of the premises with
Lessee and Lessor. Lessee will not be held responsable for
normal use of the house but only damages caused by Lessee
not reflecting normal use. The security deposit shall be
remitted not more than 7 days after the walk trough of the
house;
* all must be to the complete satisfaction of the lessor;
* tenants from outside must send proof of transfer to
Montreal and will be subject to the employer guaranteeing
the lease;
* the tenant will have to sign a copy of the regulations
of the building;
