Rental Conditions :
The Lessee shall return the premises at the end of the
lease in substantially the same condition as at the
commencement of the tenancy, subject only to normal wear
and tear.
Smoking, vaping, or the production or consumption of
tobacco or cannabis is strictly prohibited anywhere within
the premises.
The Lessee shall not paint, alter, or modify the premises
without the Lessor's prior written consent.
Prior to the execution of the lease, the Lessee shall
provide any documentation requested by the Lessor,
including but not limited to employment verification, a
letter of employment or employment contract indicating the
applicant's position and salary, references, and any
information reasonably required to complete a credit
verification.
Subletting or assignment of the lease is prohibited without
the Lessor's prior written consent. Short-term rentals,
including Airbnb or similar platforms, are strictly
prohibited.
No pets are permitted unless expressly authorized in
writing by the Lessor.
The Lessee shall be responsible for all applicable move-in
and move-out fees charged by the building administration.
The Lessee agrees to comply with all building rules,
regulations, and bylaws, as amended from time to time.
Prior to taking occupancy, the Lessee shall provide proof
of valid tenant insurance, including a minimum of
$2,000,000 in civil liability coverage, and shall maintain
such coverage throughout the duration of the lease.
