The tenant must sign the following conditions:
1 Only residential use of the unit by the tenant is
allowed, short term rental, airbnb or any other commercial
use is prohibited.
2 If the tenant wishes to assign the lease, the tenant
needs to notify the landlord in writing and obtain prior
written consent from the landlord before assignment.
3 No sublease will be permitted.
4 This tenancy agreement is for tenant's personal use only.
5 If the tenant needs an elevator to move, the landlord can
help to make a reservation for the elevator, and the
booking fee shall be paid by the tenant.
6 The landlord provided the tenant with 2 sets of keys. The
tenant must return the keys to the landlord at the end of
the lease. If the tenant loses or damages the keys, the key
replacement fee shall be paid by the tenant to the landlord
as follows:
7 The tenant is responsible for daily maintenance of the
unit such as replacement of light bulbs and clogged
washbasin.
8 The unit and furniture inside the unit must be kept in
good condition during the entire tenancy term. If there is
any damage, the tenant shall be responsible for repair.
9 At the end of the lease, the tenant shall surrender the
Premises and Furniture to the landlord in the same
cleanness and condition as they were in at the beginning of
the lease, except for normal wear and tear.
10 The landlord provided the tenant with the condominium
regulations. The tenant must abide by the regulations. If
there is a fine caused by the tenant's behaviour, the
tenant shall be responsible.
11 Pets and smoking are not allowed inside the unit.
12 The tenant must provide proof of Hydro Quebec account
under own name prior to move in date.
13 The offer to lease is conditional on the lessor being
satisfied with the proof of funds and credit check of the
lessee. Should the lessor not be satisfied, this offer to
lease shall become null and void.
14 The tenant must pay landlord, upon signing of the lease,
the rent for the first month and the last month.
15 Method of payment of the rent shall be by either a post
dated checks or an etransfer at the beginning of each month
going forward
16 The lessee shall obtain renter's insurance and provide
proof prior occupancy
17 No recreational or medical marijuana may be grown or
consumed inside the unit by the Tenant(s) or guest(s).
Default to comply shall result to a request to the courts
from Landlord for eviction.
