- The garage is not included in the lease. The Lessee shall
obtain, at his own expense, any required on-street parking
permit.
- Non smoking property, including tobacco, vaping and
marijuana.

- No pets, unless written approval from the Lessor.

- The Lessee must provide proof of tenant insurance prior
to occupancy and at each renewal, including civil liability
and content of at least $2M.

- Routine Maintenance: The Lessee is responsible for minor
day to day upkeep of the premises and all included
appliances and equipment, including replacing light bulbs
and batteries, cleaning dryer lint traps and appliance
filters, maintaining accessible washing machine drains and
air conditioning filters, and performing normal basic
maintenance. The premises and included items must be used
prudently and kept in good condition, subject to normal
wear and tear.

- No painting or alteration of walls without the Lessor's
prior written consent.

- Sublease and Short Term Rentals: Any assignment or
sublease requires prior written consent of the Lessor in
accordance with the Civil Code of Québec. Short term or
transient rentals, including those arranged through Airbnb
or similar platforms, are strictly prohibited.

- Upon vacating, the Lessee shall return the premises and
included items in the same condition and cleanliness as at
the start of the lease, subject to normal wear and tear.
Failing this, the Lessee shall reimburse the Lessor for
reasonable cleaning and repair costs.
