CONDITIONS
1. Lessee will provide a copy of proof of income.
Acceptance of promise to lease by the Lessor, is subject to
a pre- rental/credit verification
provided by the lessee. In case of a negative report, the
promise to lease will be null and void;
2. The Lessee is responsible to maintain the condo in a
clean and habitable manner throughout the lease term. The
condo must be in the same condition as prior to the
occupation. The Lessee is responsible to clean the property
prior to his departure, cleaning includes all the
appliances, and all floors shall be in the same condition
as prior to occupation.
3. The lessee is responsible to patch and paint the walls
that they have damaged, any holes, scuffs, or scratches
must be repaired prior to departure (normal wear and tear
is not considered damages)
4. Lessee is informed that sub-leasing is not permitted
without the Lessor's approval, condo is non-smoking and
pets are subject to pre-screening by the Lessor. Lessee is
not allowed to offer this unit on Airbnb;
5. All moving costs required by the building management,
are the responsibility of the Lessee;
6. Lessee will pay rent by e-transfer or bank transfer on
the first day of each month;
7. On or before moving, Lessee must provide liability
insurance in the amount of 2 million dollars which must be
valid for the duration of the lease as well as the Hydro
account. Failure to provide a copy of the valid insurance
and Hydro account, will delay the moving date without any
monetary compensation to the Lessee;
8. The Lessee must abide by syndicate rules and
regulations, and the building co-ownership
declaration.Any penalty resulting from the lessee's
behaviour is at the cost of the Lessee and
his guest(s);
